What is a AEC? And why do I need an expert to guide me?

The impact of being in an AEC is that it could have some additional regulations if you were considering building or purchasing on property designated as an AEC. The Area of Environmental Concern, or an AEC, is the foundation of CAMA regulations.

An AEC is an area of natural importance. It may easily be destroyed by erosion or flooding, or it may have environmental, social, economic, and aesthetic value.

Generally, a property is considered to be in the AEC if it is within navigable waters on marsh or coastal wetlands near an ocean beach, or near an inlet. These are just a few key items that someone who specializes in coastal real estate and barrier islands would be able to assist you with and they would know what they're showing you when they take you out to show you properties.

That's why it's just so important to make sure you pick an expert.
