Joann McDermon began her real estate career with Better Homes and Gardens Real Estate – Treasure in 2015 and has been dedicated to serving clients ever since. With over $146 million in closed sales and the privilege of assisting 374 families, Joann’s proven experience and commitment to excellence have made her a trusted resource in the Topsail Island area. Not only is Joann an invaluable resource for her clients, but she also plays a pivotal leadership role within our Sneads Ferry office as the Broker-in-Charge. In this position, she mentors and guides our rising top producers, ensuring they have the support, training, and expertise needed to excel.

Before entering real estate, Joann built a successful 30-year career as a Business Development Executive for a major Healthcare IT company. Alongside her corporate background, she has owned multiple investment properties in North Topsail Beach and Sneads Ferry for more than 25 years—giving her firsthand insight into coastal real estate, investment opportunities, and the unique considerations of owning property on a barrier island.

Joann fell in love with the area long before moving here. After her parents retired to Sneads Ferry in 1998, she spent years visiting the beautiful, unspoiled beaches and charming coastal community. In 2012, she and her family made North Topsail Beach their permanent home. Though the quaint fishing village has grown, it continues to maintain the small-town feel that residents cherish. In her free time, Joann enjoys exploring and supporting all that our coastal towns have to offer.

In addition to her real estate career, Joann has a significant history of public service. She most recently retired as the Mayor of North Topsail Beach, following ten years on the town council—four years as an Alderman and six years as Mayor. She has also served as a Director for ONWASA, the regional water and sewer authority, and currently serves on the Board of Directors for the Topsail Island Association of Realtors.
